Roof Inspections are Key in the Roof Replacement Decision Process

Exterior roof inspections are essential in determining whether or not you need a roof replacement. Exterior inspections are important to prevent interior damage from occurring which can save you time and money in the long run. Identifying a problem while it’s still exterior and not interior is key.

Colorado Springs roofers are required to install class A roofing systems. This signifies roofers are no longer permitted to install cedar shake roofs due to fire hazards. There are quite a few homes with existing cedar shake roofs. A factor of roof damage on these roofs are rotting or decay. You will notice this by curling, or cracking shakes. Decay also exists in older asphalt shingles which you can also take notice of by curling shingles.

Granule loss is common on asphalt roofing systems. The key indicator here is excessive amounts of granules in gutters. Excessive granule loss could signify potential functional damage, or even mechanical damage. These areas you might notice exposed fibers, or spots that look “bald.”

Many homeowners mistake “lifetime” warranted shingles to actually last a lifetime or an extensive number of years. The average roof in Colorado lasts up to 15 years depending on the weather and the type of shingle. If you’re roof is significantly older in age, a replacement is recommended. If your roof was replaced before purchasing a home, review your home improvement records or documentation from the sale.

Years ago, roofers were permitted to install a roof overtop of an existing roof. Current day code requires you to strip the roof down to the decking before replacement. Having double layers on your roof absorbs more heat causing a shortage in roof life expectancy. Double layers of roofing material also add a great amount of weight onto your home which can cause damage to rafters or trusses.

Roof Replacement or Roof Repair?

How do you determine whether you need your roof replaced or simply a repair completed? Roof repairs are not always the best idea. In some cases, repairing your roof is actually similar to putting a band-aid over it. In certain circumstances, a roof repair is completely acceptable as long as it is done correctly. We recommend always hiring a licensed contractor to complete any roof repairs to ensure the repair is done properly and with the correct material. Repairs can be considered in many instances such as missing flashing, kickout diverters, sealant around accessories or leak prone areas. Repairs are also feasible if you happen to have a few blown off shingles or small minor issues on the roof. Keep in mind certain shingles are not able to be tied into new age dimensional shingles.
